British Land, the U.K.’s second-largest real estate investment trust is facing a nightmare with the company’s asset value hitting an all-time low. The declaration last week brought into fore the plight of all the players in the commercial real estate market in the wake of the global recession.

Land Securities Group, which is one of Britain’s biggest property firms and is a fierce competitor of British Land, has also witnessed a massive loss of about 4.74 billion pounds due to nose-diving asset prices as many of these were tied into commercial property. Not all suffered financially to that extent, those in prime commercial locations saw office space rental and desk space rental to be still in demand despite the recession.
British Land has already taken some important measures by pumping in two billion pounds through asset sales and reducing its debt by 3.24 billion pounds. Despite colossal losses and a grim commercial property market condition, Mr. Grigg was not devoid of optimism. He said that there was an evident market revival in certain pockets, which would definitely herald good news for the companies involved in sale and lease of property for business purposes.
